Conditions or Reasons:
1) The siting, size, scale, form and design of the proposed development results in a prominent and conspicuous form of development which is out of keeping with and detrimental to the character and appearance of the dwelling and street scene. The proposed development is therefore not a high quality design and is contrary to policies CS14 and DM3 of the DM3 of the Core Strategy and Development Management Policies North 2009, Chapter 7 of the Central Bedfordshire Design Guide and Chapter 12 of the National Planning Policy Framework (2019).
