Conditions or Reasons for Planning Application - CB/20/02116/FULL
Conditions or Reasons:
1) The proposed development, by reason of its siting, design and backland location with a greater volume and footprint of buildings at greater depth into the wider open landscape, does not represent infill development in a Small Village and will result in a harmful visual impact on the wider landscape setting and rural character of Tempsford and a detrimental impact on the linear pattern and grain of this part of the village. The proposal does not therefore represent a sustainable form of development and is contrary to policies CS14, CS16, DM3, DM4 and DM14 of the Core Strategy and Development Management Policies (2009) and the National Planning Policy Framework (2019).
2) Insufficient information has been submitted to assess the impact of the proposal on the existing heritage asset of the Scheduled Monument of Gannock's Castle and the surrounding known archaeological landscape. The significance of the heritage assets with archaeological interest that may be affected by the development have not been adequately assessed or described in the supporting information, contrary to policies CS15 and DM13 of the adopted Core Strategy and Development Management Policies (2009) and Section 16 of the National Planning Policy Framework (2019).
