| Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

This consent relates only to the details shown on the submitted plans, numbers 19008-103, 19008-101A, 19008-104, 19008-102A, 19008-100B, 19008-102B.
Reason: To identify the approved plan/s and to avoid doubt. |

Notwithstanding the details given in the application a full assemblage of external material samples proposed to be used in the development hereby approved, including examples of 'as existing' materials to be matched and materials sourced to be used in the event of shortfall if reclaimed materials are to be used, as appropriate, shall be provided for consideration by, and the written approval of, the Local Planning Authority prior to the commencement of any work of construction on site either by way of :-
i) a full assemblage of external material samples to be used, including shortfall samples and comparative samples for matching as appropriate, made available on site for Local Planning Authority inspection
ii) a full assemblage of external material samples to be used, including shortfall samples and comparative samples for matching as appropriate, produced as a photograph schedule submission
The approved development shall be undertaken thereafter strictly in accordance with the approved details
Reason: To ensure that the approved works are carried out in a manner that safeguards the significance and traditional character of the listed building and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF) |

Notwithstanding the details given in the application the existing section of exterior north wall of the main building which shall become an internal wall as part of the development hereby approved, shall be incorporated in the approved development either as:
Bare (undecorated) brickwork, appropriately repointed Brickwork finished with a traditional lime plaster
details of which, including lime mortar and plaster mixes as appropriate, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of any work of construction on site and the approved development shall be undertaken thereafter strictly in accordance with the approved details
Reason: To ensure that the approved works are carried out in a manner that safeguards the significance and traditional character of the listed building in all respects (Section 16, NPPF) |

Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved, a full external finishes Schedule, with intended colours expressed as RAL nos. or demonstrated by colour swatches, shall be submitted to and approved in writing by the Local Planning Authority and the approved development shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the approved works are carried out in a manner that safeguards the significance and traditional character of the listed building and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF) |

Notwithstanding the details submitted with the application and prior to slab laying of the altered and widened paved WC access path hereby approved, a finished sample of relaid sloping cobbles, demonstrating clearly the materials to be used, and the manner of cobble bedding and surface finishing, shall be laid out on site and agreed in writing by the Local Planning Authority, and the approved works shall be implemented thereafter in strict accordance with the approved details.
Reason: To ensure that the approved works are carried out in a manner that safeguards the significance and traditional character of the yard surfacing which forms part of the immediate setting of the listed building and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF) |

Notwithstanding the details submitted with the application, full manufacturer's product details in respect of the new external timber door and Conservation Rooflights hereby approved shall be submitted to and approved in writing by the Local Planning Authority prior to installation on site, and the approved development shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the approved works are carried out in a manner that safeguards the significance and traditional character of the listed building and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF) |

Notwithstanding the details submitted with the application, full manufacturer's product details and proposed method of anchoring of the path edge planter hereby approved shall be submitted to and approved in writing by the Local Planning Authority prior to installation on site, and the approved development shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the approved works are carried out in a manner that safeguards the significance and traditional character of the cobbled yard which forms part of the immediate setting of the listed building and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF) |

Notwithstanding the details submitted with the application, the rainwater goods to be installed as part of the new development hereby approved shall be of recognised 'Heritage Range' black painted cast aluminium.
Reason: To ensure that the approved works are carried out in a manner that safeguards the significance and traditional character of the listed building and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF) |

The existing brick boundary wall to be retained as part of the development hereby approved shall not be altered in any way without the prior express written agreement of the Local Planning Authority.
Reason: To ensure that the approved works are carried out in a manner that safeguards the significance and traditional character of the listed building and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF). |
11)
The paving slabs to be used in the widening of the WC access path hereby approved shall closely match the existing paving slabs to be retained.
Reason: To ensure that the approved works are carried out in a manner that safeguards the character of the cobbled yard setting of the listed building and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF). |
