Conditions or Reasons:
1) The proposed first floor side extension by reason of its excessive height, scale and prominent siting adjacent to the boundary, would be detrimental to the character and appearance of the streetscene, eroding the characteristic gap between dwellings and creating a harmful terracing effect. The proposed development is not therefore of a high-quality design that respects the local distinctiveness and is contrary to policies BE8 and H8 of the South Bedfordshire Local Plan Review (2004), section 12 of the National Planning Policy Framework, and the Central Bedfordshire Design Guide (2014)
