| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
2)
No works shall in any circumstances commence unless the local planning authority has been provided with either:
a) a licence issued by Natural England pursuant to Regulation 53 of The Conservation of Habitats and Species Regulations 2017 authorizing the specified activity/development to go ahead; or
b) a statement in writing from the relevant licensing body to the effect that it does not consider that the specified activity/development will require a licence |

No work of demolition shall take place until the applicant has implemented and submitted to the Local Planning Authority, for written approval, a completed scheme of photographic and drawn building recording and written analysis of the structure to be demolished undertaken to a level of detail agreed in advance and in writing by the Local Planning Authority, which shall be not less than Historic England recording level 2 as set out in sections 5.2 and 4.4.8 and 4.5.2 of the publication Understanding Historic Buildings: a guide to good recording practice (Historic England 2016).
Reason: This condition is pre-commencement as a failure to secure an appropriately detailed historic record of the structure in advance of demolition would be contrary to paragraph 199 of the National Planning Policy Framework (NPPF) that requires developers to record and advance understanding of the significance of any heritage assets to be lost (wholly or in part) as a consequence of the approved works. |

Notwithstanding the details submitted with the application, and prior to any works of structure dismantling/demolition taking place on site, a written Demolition Method Statement including details of the following shall be submitted to, and approved in writing by, the Local Planning Authority and the approved works shall be undertaken thereafter strictly in accordance with the approved details:-
Clear confirmation of the types of fabric of the existing building intended for re-use in the building reconstruction hereby approved
Details of the storage of elements to be salvaged from the existing building for re-use in the building reconstruction hereby approved
Reason: To ensure that the approved works are undertaken with due regard to, and in safeguarding of, the historic fabric and character of the building to be maintained in building reconstruction (Section 16, NPPF) |

Notwithstanding the details submitted with the application samples of all external materials sourced to closely match the existing and to make up any shortfall following the salvage of materials for re-use, including plinth brick, roof tile and ridges and weatherboard cladding shall be provided for consideration by, and the written approval of, the Local Planning Authority prior to the commencement of any work of construction on site either by way of :-
i) full comparative samples (existing to be re-used and proposed close-matching new materials) made available on site for Local Planning Authority inspection
ii) a full comparative (existing to be re-used and proposed close-matching new materials) photograph schedule submission
The approved development shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that building reconstruction is carried out in manner that maintains the traditional character of the existing building and is appropriate to the character and the appearance of the Conservation Area in which the building is located (Section 16, NPPF) |

Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved, drawn details at a scale between 1:10 and 1:20, unless otherwise indicated and as appropriate, clearly demonstrating the following shall be submitted to and approved in writing by the Local Planning Authority and the development shall thereafter be carried out strictly in accordance with the approved details:-
the method of incorporation of 2 no. 'ventilator' windows required to be reused unaltered (elevation and section detail)
the method of incorporation of the existing feed rack, as appropriate (elevation and section detail)
the method of replicating internally, as appropriate, the constructional bay configuration of the existing main structure (plan and elevations at a scale of 1:50)
the relationship of timber wall cladding, wall insulation and wall framing, as appropriate, to any face brick and plinth structure (section detail)

7)
Notwithstanding the details submitted with the application, product details of the following shall be submitted to and approved in writing by the Local Planning Authority prior to installation of the listed items on site and the approved development shall be undertaken thereafter strictly in accordance with the approved details:
- replacement windows proposed to be installed
- replacement doors proposed to be installed
- rooflights proposed to be installed
Reason: To ensure that building reconstruction is carried out in manner that maintains the traditional character of the existing building and is appropriate to the character and the appearance of the Conservation Area in which the building is located (Section 16, NPPF) |
8)
Notwithstanding the details submitted with the application, the rainwater goods to be installed as part of the development hereby approved shall be of 'Heritage Range' black painted cast aluminium.
Reason: To ensure that building reconstruction is carried out in manner that maintains the traditional character of the existing building and is appropriate to the character and the appearance of the Conservation Area in which the building is located (Section 16, NPPF) |
9)
Notwithstanding the details submitted with the application, final external decoration of the development hereby approved shall match the staining and paint finishes of the existing building, unless agreed otherwise in writing and in advance of final external decoration by the Local Planning Authority

10)
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no further windows or doors shall be inserted into any elevation of the outbuilding, without the grant of further specific planning permission from the Local Planning Authority.
Reason: To protect the appearance of the outbuidling.

11)
The outbulding shall only be used for purposes incidental to the enjoyment of the dwelling.
Reason: To prevent the introduction of an inappropriate use harmful to the residential character of the area.

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers PR01, EX-01, SP-01, SP-02, LOC-01 and Tree Protection Plans(MMX278/1 Part I, MMX278/1 Part II, MMX278/2 Part IA and MMX278/2 Part IIA)
Reason: To identify the approved plan/s and to avoid doubt. |
