Conditions or Reasons for Planning Application - CB/20/02357/FULL
Conditions or Reasons:
1) The proposed development is of a siting, scale, form and design which is out of keeping with and detrimental to the character, appearance and grain of development. The proposed dwelling appears contrived in design and layout and fails to respond positively to the character of existing built form and does not provide appropriate outside amenity or living standards for future residents. The development is therefore not a high standard of design and layout and conflicts with policy DM3 of the Core Strategy and Development Management Policies (2009), the National Planning Policy Framework (2019) and the Central Bedfordshire Design Guide.
2) The proposed dwelling by virtue of its siting and design would obstruct the use of the public highway causing inconvenience and obstruction to all users of the public highway which would result in hazards to the highway and raise issues of safety. The proposal would not comply with Policy DM3 of the Core Strategy and Development Management Policies (2009), section 9 of the National Planning Policy Framework (2019) or the Central Bedfordshire Design Guide (2014).
