Conditions or Reasons:
1) The proposal by reason of its siting, design, footprint and relationship with the boundaries of the site would result in a cramped form of development out of keeping with and detrimental to the existing pattern and character and appearance of the site and surroundings. Unsatisfactory living conditions for future occupiers of the proposed dwelling will be provided in terms of unacceptable outlook and a harmful sense of enclosure. The proposal does not therefore represent a high quality design or layout and is contrary to policy DM3 of the adopted Core Strategy and Development Management Policies (2009), Section 12 of National Planning Policy Framework (2019) and the adopted Central Bedfordshire Design Guide (2014).
