Conditions or Reasons for Planning Application - CB/20/02547/FULL
Conditions or Reasons:
1) The proposed development is of a size, scale, form and design that results in a prominent, conspicuous and unsympathetic form of development which is out of keeping with and detrimental to the character and appearance of the area. The proposal would result in poor quality design which would be contrary to Section 12 of the NPPF, Policies BE8 and H8 of the South Bedfordshire Local Plan Review (2004) and the Central Bedfordshire Design Guide (2014).
2) The proposal by virtue of its mass, scale, bulk and siting would cause an overbearing impact on the adjacent neighbouring property which would result in an unacceptable impact on the amenity and living conditions of this neighbouring property and as such the proposal would not comply with Section 12 of the NPPF, Policies BE8 and H8 of the South Bedfordshire Local Plan (2004) and the Central Bedfordshire Design Guide (2014).
3) The proposed parking layout would result in an obstruction on the public highway, which would create conditions of danger and inconvenience to users of the highway and would be contrary to Section 9 of the NPPF as well as the Central Bedfordshire Design Guide (2014).
