Conditions or Reasons:
1) The proposed extension by virtue of its incongruous roof design and significant mass, scale and bulk, sited forward of the principle elevation of the original dwelling, fails to respect the character of the host dwelling, resulting in a dominant extension which will overwhelm the host dwelling, unbalance the semi-detached pair and appear unduly dominant within the streetscene, resulting in harm to the character and appearance of the dwelling and the visual amenities of the street scene. As such, the proposal is not appropriate in scale and design to its setting and the host dwelling and is therefore contrary to policies CS14 and DM3 of the North Core Strategy and Development Management Policies (2009), Section 12 of the National Planning Policy Framework and Section 7 of the Central Bedfordshire Design Guide (2014).
