Conditions or Reasons:
1) By virtue of the height, scale, massing, layout and density of the proposal, it is considered that the development would adversely impact on the character and appearance of the area through an overdevelopment of built form within a rural setting. The proposals would thereby have a detrimental impact on the rural character of the area and would be at odds with the existing pattern and grain of development. The development is therefore contrary to the objectives of the National Planning Policy Framework (2019) which seeks to protect and enhance the natural, built and historic environment and policies CS14 (High Quality Development), DM3 (High Quality Development) and DM4 (Settlement Envelopes) of the Central Bedfordshire Core Strategy and Development Management Policies (2009) and the Central Bedfordshire Design Guide (2014).
