| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Section 12, NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 6604/01 Rev B, 6604/02B, CBC/001 & CBC/002.
Reason: To identify the approved plans and to avoid doubt. |

Notwithstanding the details submitted with the application, a selection of colour samples of the proposed reconstituted stone wall coping hereby approved, identified by manufacturers product name or reference, shall be made available on site for inspection by, and the written approval of, the Local Planning Authority prior to commencement of the approved works on site, and the approved works shall be undertaken thereafter strictly in accordance with the approved details
Reason: To ensure that the approved works are carried out in a manner that safeguards the historic and traditional character of the listed buildings and to safeguard the character and appearance of the Conservation Area in which the buildings are located (Section 16, NPPF) |

Notwithstanding the details submitted with the application any new or replacement sections of walling, or walling repairs required in implementation of the works hereby approved, shall be undertaken using brick and brickwork detailing that shall closely match in every respect the historic frontage walling to be retained, including the type of shaped (shouldered/ chamfered) brick incorporated, mortar mixes and mortar joint finishing.
Reason: To ensure that the approved works are carried out in a manner that safeguards the historic and traditional character of the listed buildings and to safeguard the character and appearance of the Conservation Area in which the buildings are located (Section 16, NPPF) |

Notwithstanding the details submitted with the application, the railings and gate installations hereby approved shall be given a complete final decorative finish of gloss black paint which shall be maintained as such thereafter.
Reason: To ensure that the approved works are carried out in a manner thatsafeguards the historic and traditional character of the listed buildings and to safeguard the character and appearance of the Conservation Area in which the buildings are located (Section 16, NPPF) |

The pedestrian intervisibility splay shall be maintained at the northern corner of the site which shall measure 1.8m from the corner along the proposed railing of the front boundary of the site and 1.8m measured into Cornmill Mews at right angles from the corner. The vision splay so described and on land under the applicant's control shall be maintained free of any obstruction to visibility, with the exception of the metal railing, exceeding a height of 600mm above the adjoining footway level.
Reason: To maintain visibility between the existing highway and the adjacent vehicle access, and to keep access safe and convenient for users of the highway. |
