Conditions or Reasons for Planning Application - CB/20/02694/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details submitted with the application, any part of the fence and integral gate hereby approved shall not exceed 2.44 metres in height above ground level, shall be constructed in vertically arranged close-board panels each not exceeding 1.8 metres in height and shall maintain a level (ie. non-staggered) top panel edge along the complete fence length, unless agreed otherwise in advance of construction, and in writing, by the Local Planning Authority.
Reason: To control the visual appearance and visual impact of the boundary fence and integral gate hereby approved in maintenance of the character and the appearance of the Conservation Area in which site is located (Section 16, NPPF)
3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC-001, CBC-002 (Revised) and CBC-003 (Revised).

Reason: To identify the approved plans and to avoid doubt.
