Conditions or Reasons for Planning Application - CB/20/02756/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing dwelling.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Section 12, NPPF)
3) The building shall only be used for purposes incidental to the enjoyment of the dwelling.

Reason: To prevent the introduction of an inappropriate use harmful to the residential character of the area. (Section 12, NPPF)
4) The submitted tree protection details, plan numbers Arboricultural Report to BS5837 dated 10th October 2018, 10111 Tree Constraints Plans and 10111 Tree Schedule shall be fully adhered to throughout the development of the approved outbuilding.

Reason: In order for the proposed development to have an unacceptable impact upon the on-site trees.
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers J100-202-03-P Rev 0, J100-202-04-P Rev 0, J100-000-01-P Rev 0, CBC-001, CBC-002.

Reason: To identify the approved plan/s and to avoid doubt.
