Conditions or Reasons for Planning Application - CB/20/02799/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) No development for the single storey rear extension hereby approved shall commence until a surface water drainage scheme, to manage the increase in surface water run-off generated from the development, and a maintenance plan for the scheme has been submitted to the Local Planning Authority for its approval in writing. The development shall then be implemented in accordance with the approved details.

Reason: This condition is pre-commencement to ensure that the approved system will function to a satisfactory minimum standard of operation and maintenance and prevent the increased risk of flooding both on and off site, in accordance with paragraphs 163 and 165 of the NPPF and its supporting technical guidance (Section 14, NPPF)
3) The single storey rear extension hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

4) The rear garden outbuilding hereby permitted shall only be used for purposes incidental to the enjoyment of the site's dwelling.

Reason: To prevent the introduction of an inappropriate use harmful to the residential character of the area.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 01/05, 02/05, 03/05, 04/05 and 05/05.

Reason: To identify the approved plans and to avoid doubt.
