Conditions or Reasons for Planning Application - CB/20/02855/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The external works for the side and rear extensions hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, with those of the site's dwelling.

Reason: To safeguard the appearance of the completed built development by ensuring that it is finished externally with materials to match the dwelling in the interests of the visual amenities of the locality.

3) Unless otherwise agreed in writing with the Local Planning Authority, a repositioned/ replacement boundary fence shall be implemented and positioned along the line marked 'Fence Line' as shown on the 1:200 plan titled 'Site Layout Plan as Proposed' on the drawing no. 2020/0050/0001/ REV. E and shall be of a wooden close-board design of 1.8 metres in height to match as closely as possible with the appearance of the existing boundary fence on the north-western side boundary of the dwelling's rear garden. The replacement/ repositioned boundary fence shall then be retained thereafter.

Reason: For the avoidance of doubt and to protect the positive open green character of the adjacent public view amenity land from additional encroachment by the rear garden's north-western side boundary fence. (Policy BE8 & R12, SBLPR and section 12, NPPF)
4) The shrubbery planting and landscaping scheme on the public view side of the rear garden's north-western side boundary fence, as shown on approved Drawing No. 2020/0050/0001/ REV. E, shall be implemented by the end of the full planting season immediately following the completion and/or first use of any separate part of the development (a full planting season shall mean the period from October to March). The trees, shrubs and grass shall subsequently be maintained for a period of five years from the date of planting and any which die or are destroyed during this period shall be replaced during the next planting season with others of a similar size and species.

Reason: To ensure an acceptable standard of landscaping.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC-001 and 2020/0050/0001/ REV. E.

Reason: To identify the approved plans and to avoid doubt.
