Conditions or Reasons:
1) The proposed building by virtue of its siting, scale, form and design would result in a dominant and conspicuous form of development, out of keeping with and detrimental to the character and appearance of the street scene. The proposal does not therefore represent high quality layout and design appropriate to its setting and is contrary to Policy DM3 of the Core Strategy and Development Management Policies (2009), Section 12 of the National Planning Policy Framework (2019) and the Central Bedfordshire Design Guide (2014).
