1) The proposed rear extension, by reason of its rearward projection and proximity to the boundary with no. 34 Willow Way, would result in an unacceptable overbearing and overshadowing impact on the occupiers of no. 34 Willow Way, having a detrimental impact on the residential amenities of the occupiers of this property, contrary to Section 7.04 of the Central Bedfordshire Design Guide, policy DM3 of the Core Strategy and Development Management Policies (2009) and Section 12 of the National Planning Policy Framework.
