Conditions or Reasons for Planning Application - CB/20/02973/FULL
Conditions or Reasons:
1) The proposal, by reason of the significant increase in bulk and relative height of the replacement dwelling compared to the existing dwelling, and its siting significantly beyond the existing residential curtilage and associated buildings, would result in a harmful intrusion of residential development into the open countryside, causing harm to the rural character of the area. As such, the proposal is contrary to Policies DM3 and DM4 of the Core Strategy and Development Management Policies 2009 and Section 12 of the NPPF.
