Conditions or Reasons for Planning Application - CB/20/03000/FULL
Conditions or Reasons:
1) The proposed development is located outside the designated settlement envelope of Gravenhurst. Due to the separation between the site and the settlement of Gravenhurst, with limited services and restricted linkages between the two, it is considered that the site is in an unsustainable location which will result in an over-reliance on private motor vehicle, which is contrary to Policy DM4 of the Core Strategy and Development Management Policies (2009) and the National Planning Policy Framework (2019).
2) The proposal by reason of its siting and excessive scale would represent back land development and would conflict with the established pattern and grain of development in the locality. The proposal would cause signficant harm to the character and appearance of the area and would be contrary to Section 12 of the NPPF, Policies CS14, DM3 and DM14 of the Core Strategy and Development Management Policies (2009) and the Central Bedfordshire Design Guide (2014).
