Conditions or Reasons:
1) The proposed two storey side extension, by virtue of its siting and scale, represents a disproportionate addition to the host dwelling, which will overwhelm the original dwelling and unbalance the semi-detached pair. The use of the material proposed for the extension will exacerbate this visual impact, making it appear unduly dominant, to the detriment of the character of the streetscene. The proposal is not appropriate in scale and design to its setting and the host dwelling and is therefore contrary to policies CS14 and DM3 of the North Core Strategy and Development Management Policies (2009), Section 12 of the National Planning Policy Framework and Section 7 of the Central Bedfordshire Design Guide (2014).
