| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Prior to development, all tree work and tree removal shall be carried out in strict accordance with the "Tree Survey Schedule" (Ref CAT TSS MPP 2.10.20), with work undertaken in accordance with BS 3998 : 2010 "Tree Work - Recommendations" and carried out by competent and qualified arborists.
REASON To ensure that only the necessary tree work is undertaken in order to facilitate construction, and that unnecessary and unjustified tree work will not be permitted. |

Prior to development, all tree protection fencing shall be erected in accordance with the document "Tree Survey, AIA and AMS Report" (Ref CAT AW 0310-2.10 2020) and the "Tree Survey and Protection Plan" (Drawing No. TSP MPP01), with all tree protection fencing remaining securely in position throughout the entire course of development works.
REASON To ensure that the required Construction Exclusion Zone is maintained around retained trees, so as to prevent direct encroachment and compaction damage to their root systems. |

Both prior to and throughout the course of development works, all sequence of operations shall be undertaken in strict accordance with Section 7 "Arboricultural Method Statement Notes" and supervised by a qualified arboriculturist, as specified under "Supervision" of the document "Tree Survey, AIA and AMS Report" (Ref CAT AW 0310-2.10 2020).
REASON To ensure that all operations are undertaken in accordance with good arboricultural practice, and fully comply with the required Arboricultural Method Statement, so as to ensure that retained trees are not damaged in the course of ongoing development works. |

Prior to the use of the unit hereby approved, a landscaping scheme to include all hard and soft landscaping and a scheme for landscape maintenance for a period of five years following the implementation of the landscaping scheme shall have been submitted to and approved in writing by the Local Planning Authority. The approved scheme shall be implemented by the end of the full planting season immediately following the completion and/or first use of any separate part of the development (a full planting season means the period from October to March). The trees, shrubs and grass shall subsequently be maintained in accordance with the approved landscape maintenance scheme and any which die or are destroyed during this period shall be replaced during the next planting season.

Noise resulting from the use of any plant, machinery or equipment in association with this development shall not exceed the existing background when measured or calculated according to BS4142:2014.

Prior to the development hereby approved coming into use details of the means of ventilation/extraction shall be submitted in writing for approval by the local planning authority. Any approved ventilation shall be installed and maintained in accordance with the approved details

Prior to the development hereby approved coming into use a Noise Management Plan shall be submitted to and approved in writing by the Local Planning Authority. Such a management plan shall identify measures to control noise emanating from the hereby permitted facility. Any identified measures shall be implemented in accordance with the approved plan at all times.

9)
The development shall not be occupied or brought into use until the parking scheme shown on the approved plans has been completed. The scheme shall thereafter be retained for this purpose.
Reason: To ensure provision for car parking clear of the highway. (Section 94, NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers MOSS/22010/DRAW1C and CAT AW 0310-2.10.2020.
Reason: To identify the approved plan/s and to avoid doubt. |
11)
There shall be no deliveries to or from the premises between the hours of 1300 on Saturday and 0700 hours on the Monday following and at all on a Public Holiday. REASON: To protect the amenities of the area. |
12)
The building hereby approved shall only be used as ancillary work space to the main premises.
Reason: To prevent the establishment of an independent unit on the site. (Section 12, NPPF) |
