| Conditions or Reasons: | 1)
All external works and materials shall remain as previously approved on plan numbers 0HAR/2|804/PLOTE/BATS1A and BURG/2|803/TERRACE/PLANNING, unless otherwise agreed in writing by the Local Planning Authority.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Section 12, NPPF) |

The site wide boundary treatment shall be carried out in exact accordance with the details previously approved on 23/12/2019, indicated within Plan No. ARN/21911/LAND1, and on submitted plan No. ARN/22102/LANDCAR1C. The boundary treatment shall be thereafter retained.
Reason: To safeguard the appearance of the completed development and the visual amenities of the locality. (Section 12, NPPF) |

Notwithstanding the provisions of Part 1 Class E of Schedule 2 to the Town and Country (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no buildings or other structures shall be erected or constructed within the curtilage of the property without the grant of further specific planning permission from the Local Planning Authority.
Reason: To control the development in the interests of the openness of the Green Belt. (Section 9, NPPF) |

Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 2015, or any amendments thereto, the car ports on the site shall not be used for any purpose, other than as vehicle parking, unless permission has been granted by the Local Planning Authority on an application made for that purpose.
Reason: To retain off-street parking provision and thereby minimise the potential for on-street parking which could adversely affect the safety and convenience of road users. (Section 4, NPPF) |

The planting and landscaping scheme shall be carried out in exact accordance with details previously approved on 23/12/2019, indicated within Plan No. ARN/21911/LAND1, and on submitted plan No. ARN/22102/LANDCAR1C.
Reason: To ensure an acceptable standard of landscaping. (Sections 12 & 15, NPPF) |

The drainage and soakaway measures shall be implemented in full accordance with the details outlined on plan No. ARN/22102/LANDCAR1C and shall be maintained thereby after.
Reason: To ensure the site is sufficiently drained, and does not result in excess surface water infiltrating neighbouring properties or the public highway. (Sections 12 and 15, NPPF) |

Notwithstanding the provisions of the Town & Country Planning (General Permitted Development) Order 2015, (including any Order amending, revoking or re-enacting that Order, with or without modification) the space within the roof above the detached carport shall hereby be used as a bat loft which would accommodate any species found within the existing buildings to be demolished, and shall be retained as such hereby after.
Reason: To protect the species and wildlife found within the existing structure. (Section 11, NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers ARN/22102/LANDCAR1C.
Reason: To identify the approved plan/s and to avoid doubt. |
