Conditions or Reasons:
1) The proposal by virtue of its excessive scale, bulk, siting and unsympathetic design would appear unduly intrusive within the streetscene and would appear as a cramped overdevelopment of the site, causing significant harm to the character and appearance of the area. The development would further result in development that would not match the existing grain of development and would also cause harm to the character and appearance of the area. The development would therefore conflict with Section 12 of the NPPF, Policy BE8 and H8 of the South Bedfordshire Local Plan Review (2004) and the Central Bedfordshire Design Guide (2014).
2) The proposal by virtue of its poor design and substandard room sizes would not provide acceptable living standards for future occupier of the proposed dwelling and would not comply with Section 12 of the NPPF, Policy BE8 of the South Bedfordshire Local Plan Review (2004) and the Central Bedfordshire Design Guide (2014).
3) The proposed development fails to makes adequate provision for the off-street parking of vehicles and is likely to lead to an increase in on-street parking so resulting in traffic congestion and additional hazards for highway users. The proposal would not comply with Section 9 of the NPPF (2019), the Central Bedfordshire Design Guide or Policy T10 of the South Bedfordshire Local Plan Review (2004).
