| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The materials to be used for the external walls and roofs of the development hereby approved shall be carried out in accordance with the approved details on the Materials Schedule dated 20.07/2021
Reason: To control the appearance of the building in the interests of the visual amenities of the locality. (Section 7, NPPF) |

Before development begins, a scheme for the secure and covered parking of cycles on the site shall be submitted to and approved in writing by the Local Planning Authority. The scheme shall be fully implemented before the development is first occupied or brought into use and thereafter retained for this purpose. (See Notes to the Applicant)
Reason To ensure the provision of adequate cycle parking to meet the needs of occupiers of the proposed development in the interests of encouraging the use of sustainable modes of transport. |

If during any site investigation, excavation, engineering or construction works evidence of land contamination is identified, the applicant shall notify the Local Planning Authority without delay. Any land contamination identified, shall be remediated to the satisfaction of the Local Planning Authority to ensure that the site is made suitable for its end use.
Reason: To protect human health and the environment. |

No equipment, machinery or materials shall be brought on to the site for the purposes of development until a "Heras" type fencing has been erected at a minimum distance of 2 metres from the existing boundary hedgeline, as shown on approved drawing L-01. This protective fencing shall remain in place during the construction of the building and all associated works. The protective fencing shall be maintained until all equipment, machinery and surplus materials have been removed from the site. Nothing shall be stored or placed in any area fenced in accordance with this condition and the ground levels within those areas shall not be altered, nor shall any excavation be made.
Reason: To protect the existing hedgerows surrounding the site so enclosed in accordance with Section 8 of BS 5837 of 2012 or as may be subsequently amended. (Sections 7 & 11, NPPF) |

The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.
Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties (Section 12, NPPF) |

Reason: In order to minimise the impact of development on existing trees, landscape features and biodiversity (Section 15, NPPF) |
8)
No development shall commence above ground level until a scheme (based on current government policy/guidance at the time of submission) for the provision of electric charging points has been submitted to and approved in writing by the local planning authority. The charging points shall be provided as approved prior to the occupation of the buildings they serve.
Reason: To ensure the development protects and exploits opportunities for the use of sustainable transport modes for the movement of people in accordance with paragraph 107 e) of the National Planning Policy Framework 2021. |

Before the development is first occupied or brought into use, the parking scheme shown on plan no L-01 Rev C shall be completed and thereafter retained for this purpose.
Reason To ensure the provision of car parking clear of the highway. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers L-01 Rev C; L-02; L-03 Rev A; L-04 Rev D; L-05 Rev A and L-06.
Reason: To identify the approved plan/s and to avoid doubt. |
