Conditions or Reasons for Planning Application - CB/20/03360/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: Tree Report R.C.Webb (dated Feb 2021 and revised March 2021), SP02, JJ20/0078/001 and JJ20/0078/003.

Reason: To identify the approved plan/s and to avoid doubt.
4) The development shall not be brought into use until the junction of the proposed vehicular access with the highway has been constructed in accordance with the approved details. (see notes to applicant).
Reason: In order to minimise danger, obstruction and inconvenience to users of the highway and the premises.
5) The proposed vehicular access shall be surfaced in bituminous or other similar durable material (not loose aggregate) as may be approved in writing by the Local Planning Authority for a distance of 5.0m into the site, measured from the highway boundary, before the premises are occupied. Arrangements shall be made for surface water drainage from the site to be intercepted and disposed of separately so that it does not discharge into the highway.
Reason: To avoid the carriage of mud or other extraneous material or surface water from the site into the highway so as to safeguard the interest of highway safety
6) Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 1995, or any amendments thereto, the garage accommodation and parking provision including manoeuvring areas on the site shall not be used for any purpose, other than as garage accommodation, parking provision and manoeuvring areas unless permission has been granted by the Local Planning Authority on an application made for that purpose.
Reason:To retain off-street parking provision and thereby minimise the potential for on-streetparking which could adversely affect the convenience of road users
7) Details of a refuse collection point located at the site frontage and outside of the public highway and any visibility splays shall be submitted to and approved by the Local Planning Authority prior to the occupation of any dwelling. The scheme shall be fully implemented prior to occupation of any dwelling and shall be retained thereafter.
Reason: In the interest of amenity and in order to minimise danger, obstruction and inconvenience to users of the highway and the premises.
8) The findings and conclusions in the submitted tree report and method statement dated march 2021 (by R.C.Yates) must be followed at all times on site.
Reason: To safeguard the Protected trees on the site and in the interest of the visual amenities of the site and the wider area.
