Conditions or Reasons for Planning Application - CB/20/03410/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works for the side extension hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 2420L2B, 2420L3B, 2420E2A, 2420P3B, 2420E1A, 2420P2A, 2420P4A, 2420P1B, 2420L1B.

Reason: To identify the approved plan/s and to avoid doubt.
4) No external materials shall be applied to the outbuilding hereby approved until details of the materials have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality.

5) Prior to development, all tree protection fencing and ground protection shall be installed, positioned and supervised in strict accordance with Section 7 "Arboricultural Method Statement", and the "Tree Protection Plan" (Drawing No. TPP CRS 01) of the supporting document "Tree Report - 1) Arboricultural Impact Assessment with Tree Constraints Plan and 2) Arboricultural Method Statement with Tree Protection Plan" - (Document reference No. CAT PDS 0188 0315-19.11.2020), as prepared by the C.A.T. Landscape Consultancy. The tree protection fencing and ground protection shall then remain securely in position throughout the entire course of development works.

REASON
To ensue that the designated Root Protection Areas of retained trees are protected from compaction damage by construction work activity, so as to ensure their health, anchorage, amenity and screening value.
6) Throughout the course of development works, any underground utility service provision, which cannot be excluded from the Root Protection Areas of adjacent trees, must be installed in strict accordance with "Routing of Services", as set out in Section 7 "Arboricultural Method Statement" of the supporting document "Tree Report - 1) Arboricultural Impact Assessment with Tree Constraints Plan and 2) Arboricultural Method Statement with Tree Protection Plan" - (Document reference No. CAT PDS 0188 0315-19.11.2020), as prepared by the C.A.T. Landscape Consultancy.

REASON
To prevent damage to tree roots of adjacent trees by any excavation work relating to utility service provision, which could be deemed to be harmful to the health and anchorage of tree rooting systems.
