Conditions or Reasons for Planning Application - CB/20/03438/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC-001, CBC-002, DA/001/B, DA/001/A

Reason: To identify the approved plan/s and to avoid doubt.
4) Notwithstanding any detailing being shown on the plan drawings, the outer edge of the block paving shall maintain a minimum 1m clearance from the retained fastigiate Field Maple tree growing within the front garden of the property, measured from its outer main trunk. The area surrounding the tree shall then be kept free of storage materials, mortar washings, spoil and machinery throughout the entire construction process, maintaining a minimum clearance of 1m radius around the tree.

Reason: To prevent harmful root severance, compaction damage and material contamination that may be incurred throughout the construction process, so as to maintain the health and anchorage of the tree.
