Conditions or Reasons:
1) In the opinion of the Local Planning Authority, the proposed development does not comply with Schedule 2, Part 3, Class T of the Town and Country Planning (General Permitted Development) (England) Order 2015 ("the Order"), due to the submitted site location plan referenced P2BUK/514722/697437 not being of a satisfactory standard to identify the scope of the proposed uses. Insufficient information has been submitted with regard to the impact that the proposal will have upon transport, highways, noise and contamination risks within the local area, to satisfactorily demonstrate that the proposals can be carried out in a safe and satisfactory manner and that highway safety and residential amenity is safeguarded. Therefore, in accordance with Schedule 2, Part 3, Class T of the Order, the application for prior notification is refused and, as such, requires full planning permission.
