Conditions or Reasons for Planning Application - CB/20/03565/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Before the development hereby approved is first brought into use, a 2.0m wide footway shall be constructed on the eastern side of the access to the car park, as shown on Drawing No.KMG2-0002 (Issue 0) or subsequent revision as approved by the local planning authority. Any Statutory Undertakers equipment or street furniture shall be re-sited to provide an unobstructed footway.

Reason: In the interests of road safety and pedestrian movement.

3) The use of the development hereby approved shall not commence until a covered area for parking cycles (20 No. minimum) has been provided on the site and thereafter retained for this purpose.

Reason: To ensure the provision of cycle parking to meet the needs of occupiers of the proposed development in the interests of encouraging the use of sustainable modes of transport.

4) The use of the development hereby approved shall not commence until a Travel Plan has been submitted to and approved in writing by the Local Planning Authority. All measures within the approved travel plan shall be undertaken in full accordance with the approved plan or any update to the plan which has been formally approved by the Highway Authority thereafter.

Reason: In the interests of highway safety, to reduce congestion and to promote the use of sustainable modes of transport.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: Site Location Plan TPS20779.01, Proposed Layout KMG2-0002 (Issue 0).

Reason: To identify the approved plan/s and to avoid doubt.
