| Conditions or Reasons: | 1)
The development hereby granted Prior Approval shall be completed within three years from the date of this permission.
Reason: To comply with Paragraph Q.2 (3) of Class Q of Part 3 of Schedule 2 of the Town and Country Planning (General Permitted Development) Order 2015 (as amended). |

The first floor windows in the west facing elevation of the development hereby permitted shall be permanently fitted with larch screening in the positioning and angle as shown on plan number MHBV2-CQ-005.
Reason: To safeguard the privacy of occupiers of adjoining properties

The development hereby approved shall be constructed in materials as stated on plan number MHBV2-CQ-005.
Reason: To control the appearance of the building in the interests of the visual amenities of the locality.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no fences, gates, walls or other means of enclosure shall be erected within the curtilage of the property without the grant of further specific planning permission from the Local Planning Authority.
Reason: To control the development in the interests of the rural amenity of the area.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no windows shall be inserted into the north or south flank elevation of the proposed dwellings, without the grant of further specific planning permission from the Local Planning Authority.
Reason: To protect the privacy of neighbouring residents.

Reason: To identify the approved plan/s and to avoid doubt. |
