Conditions or Reasons:
1) The proposal by virtue of its excessive scale, bulk,siting and unsympathethic design would appear unduly intrusive within the streetscene and would appear as a cramped overdevelopment of the site, causing significant harm to the Areal Of Special Character and the wider character and appearance of the area. The development would further result in the loss of an important amenity space which would be harmful to the character of the street scene. The development would therefore conflict with Section 12 of the NPPF, Policy H2 , BE6 BE8 of the South Bedfordshire Local Plan Review (2004) and the Central Bedfordshire Design Guide (2014).
2) The proposal does not provide adequate outside amenity standards for future residents. The development is therefore not a high standard of design and layout and conflicts with Section 12 of the NPPF and the Central Bedfordshire Design Guide (2014)
