Conditions or Reasons for Planning Application - CB/20/03746/FULL
Conditions or Reasons:
1) The proposed development would be an over intensive use of the site and result in a cramped form of development with the proposed units falling below the minimum space standard with an insufficient level of amenity open space for the enjoyment of proposed occupiers. The proposal is therefore contrary to Policy BE8 of the South Bedfordshire Local Plan Review; the National Design Guide (September 2019) and the Central Bedfordshire Design Guide (March 2014)
2) The proposed development would, by reason of the increased height and excessive bulk result in a development which would dominate and unbalance the building and would be viewed within the streetscene as an over-large addition which would detract from proportions of the building and would adversely affect the character and appearance of the area. The proposal is therefore contrary to Policy BE8 of the South Bedfordshire Local Plan Review, Chapter 12 of the National Planning Policy Framework and the principles of good design in relation to form, scale and appearance prescribed in the National Design Guide (September 2019) and the Central Bedfordshire Design Guide (March 2014)
