Conditions or Reasons:
1) The proposal, due to its scale, height and outward projection in close proximity to neighbouring property no. 38 Clarke Way, would result in unacceptable overbearing impact and loss of outlook, harmful to the residential amenity which the occupiers of no. 38 Clarke Way could reasonably expect to enjoy. As such, the proposal is contrary to Policies BE8 and H8 of the South Bedfordshire Local Plan Review (2004), the Central Bedfordshire Design Guide (2014) and Section 12 of the NPPF
2) The proposal,by reason of its excessive size, scale, bulk, form and siting would result in a disproportionate addition to the original dwelling and would have the resultant effect of making the plot appear overdeveloped, causing harm to its character and appearance. The proposed development is not therefore of a high-quality design that respects the local distinctiveness and would be considered contrary to policies BE8 and H8 of the South Bedfordshire Local Plan Review (2004), the Central Bedfordshire Design Guide (2014) and Section 12 of the NPPF.
