Conditions or Reasons:
1) The proposed development by virtue of its siting, scale and siting would result in a prominent and conspicuous form of development which is out of keeping with and detrimental to the rural character and appearance of the site and setting. The proposed development is not therefore a high standard of design or layout appropriate to the existing pattern of development and conflicts with polices CS14 and DM3 of the Core Strategy and Development Management Policies North 2009, Chapter 7 of the Central Bedfordshire Design Guide and Chapter 12 of the National Planning Policy Framework 2019.
2) The proposed development by virtue of its siting and placement of fenestration at first floor level would create an acceptable loss of privacy and overbearing impact to the existing dwelling, Sandbourne and the proposed dwelling would also experience a lack of adequate privacy from this neighbour. The proposed development is not therefore a high standard of design and layout and is contrary to polices CS14 and DM3 of the Core Strategy and Development Management Policies North 2009, Chapter 7 of the Central Bedfordshire Design Guide and Chapter 12 of the National Planning Policy Framework 2019.
3) The proposed development by virtue of the obscuring of the only windows to serve bedrooms 1 and 3 would create unacceptable living conditions for future occupiers due to the lack of suitable light and outlook these rooms would receive. As such, the proposed development is not therefore a high standard of design and is contrary to polices CS14 and DM3 of the Core Strategy and Development Management Policies North 2009, Chapter 7 of the Central Bedfordshire Design Guide and Chapter 12 of the National Planning Policy Framework 2019.
