Conditions or Reasons for Planning Application - CB/20/03801/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details given in the application, samples of all external material samples to be used in the development hereby approved, including rainwater goods, face brick, roof tile and ridges or roof slates and ridges, as appropriate, demonstrating appropriate close-matching with the external materials of the existing building, shall be submitted to the Local Planning Authority for its approval in writing prior to the commencement of any work of construction on site either by way of :-
i) samples identifiable by manufacturers product type/name made available on site for Local Planning Authority inspection
ii) samples identifiable by manufacturers product type/name made available to the Local Planning Authority by way of a full photograph schedule submission
The approved development shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the works hereby approved are undertaken with due regard to, and in maintenance of, the character and appearance of the Grade II listed building (Section 16, NPPF)
3) Notwithstanding the details submitted with the application, all new external doors and windows proposed to be installed as part of the works hereby approved shall be of painted timber construction and single glazed, full manufacturer's product details of which, including glazing and glazing bar form, shall be submitted to the Local Planning Authority for its approval in writing prior to the installation of the doors and windows on site, and the approved installations shall thereafter be implemented strictly in accordance with the approved details.
Reason: To ensure that the works hereby approved are undertaken with due regard to, and in maintenance of, the character and appearance of the Grade II listed building in all its respects (Section 16, NPPF)
4) Notwithstanding the details submitted with the application, any new rainwater goods to be installed as part of the works hereby approved shall be of 'Heritage Range' black painted cast aluminium, and shall be maintained as such thereafter.

Reason: To ensure that the approved works are undertaken with due regard to, and in maintenance of, the character and appearance of the Grade II listed building in all its respects (Section 16, NPPF)
5) Notwithstanding the details submitted with the application, any works of 'making good', including brickwork, timberwork, plasterwork, the use of mortars and decorative finishes, required as a result of implementation of the works hereby approved shall be undertaken using materials strictly compatible with the traditional construction and character of the building.
Reason: To ensure that the approved works are carried out in a manner fully appropriate to, and in the safeguarding of, the traditional fabric and constructional character of the Grade II listed building in all its respects (Section 16, NPPF)
6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers BH-002 -Site Location Plan, BH-002 - Site Survey, BH-001/ Rev D (dated 12th April 2021) and BH-003/ Rev A (dated 12th April 2021).

Reason: To identify the approved plans and to avoid doubt.
