Conditions or Reasons:
1) The proposal is of a size, scale, form and design which results in cramped form of development, out of keeping with and harmful to the character and appearance of the site and the surroundings. The proposed development is not therefore a high standard of design and layout which is appropriate to its setting and is therefore contrary to policy DM3 of the Core Strategy and Development Management Policies (2009), section 12 of the National Planning Policy Framework (2019) and the Central Bedfordshire Design Guide.
