Conditions or Reasons for Planning Application - CB/20/03823/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All construction operations and tree protection requirements shall confirm to the recommendations stipulated in Section 8 "Design Advice, Arboricultural Method Statement",
and the "Tree Protection Plan" (Drawing No. AAS/0205-TPP Rev 02), of the supporting document "Tree Survey, Arboricultural Impact Assessment and Preliminary Method
Statement", as prepared by Arc Arboricultural Solutions. (Report Ref. No. AAS/0205 Rev A).

Reason: To ensure that trees covered under Section 211 of the Town and Country Planning Act 1990 are not damaged in the course of construction operations, so as to ensure their continued health, anchorage, and amenity contribution to the streetscene of the Ridgmont Conservation area.
3) The development shall be cosntructed in GSB Type1 Road Stone and Tarmac and should be constrcuted in accodance with the approved plans. Arrangements
shall be made for surface water drainage from the site to be intercepted and disposed of separately so that it does not discharge into the highway.

Reason: To avoid the carriage of mud or other extraneous material or surface water from the site into the highway and to minimise danger, obstruction and inconvenience to users of the highway and the premises.
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC/001 & CBC/002.

Reason: To identify the approved plans and to avoid doubt.
