| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Prior to development, a Tree Protection Plan and an Arboricultural Method Statement, prepared by a suitably qualified arboriculturist, shall be submitted to the Local Planning Authority for approval, which shall be for the purpose of identifying and protecting areas requiring ground protection and protective trunk coverings, of vulnerable trees in close proximity to construction activity. The necessary measures shall recognise all designated Root Protection Areas, where there is potential for soil compaction damage and direct physical damage to the trees from work activity associated with the development, based on the recommendations of BS 5837 : 2012. The approved Tree Protection Plan and Arboricultural Method Statement shall then be implemented in strict accordance with the required sequence of operations, with all ground protection and protective trunk coverings remaining securely in position throughout the entire course of development works.
REASON
To protect the rooting systems, rooting medium and main trunks of all trees vulnerable to encroachment and damage from nearby contractor activity and material storage, so as to maintain the health of the trees and their amenity value. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC-001, R002, 001.
Reason: To identify the approved plan/s and to avoid doubt. |
