Conditions or Reasons:
1) The proposed dormers would by virtue of their height, vertical emphasis and siting within the roofslope appear unduly prominent. The dormers would be out of keeping with the simple character and appearance of the existing and neighbouring dwellings and be harmful to the character of the area. As such the proposal is contrary to the Central Bedfordshire Design Guide 2014, policies BE8 and H8 of the Adopted South Bedfordshire Local Plan and Section 12 of the NPPF.
