Conditions or Reasons:
1) The proposed dwelling, by reason of its siting in a backland location at the rear of 41 House Lane, and associated volume and massing, would appear incongruous and out of keeping with the existing character and pattern of the area along this part of House Lane. The proposed development therefore conflicts with policy DM3 of the adopted Core Strategy and Development Management Policies (2009); policy ARL2 of the Arlesey Neighbourhood Plan (2016 - 2031); Section 12 of the National Planning Policy Framework (2019); and the Central Bedfordshire Design Guide (2014).
