Conditions or Reasons for Planning Application - CB/20/04032/FULL
Conditions or Reasons:
1) The proposal by virtue of its excessive scale, bulk,siting and unsympathethic design would appear unduly intrusive within the streetscene and would appear as a cramped overdevelopment of the site, causing significant harm to the character and appearance of the area. The development would therefore conflict with Section 12 of the NPPF, Policy BE8 and H2 of the South Bedfordshire Local Plan Review (2004) and the Central Bedfordshire Design Guide (2014).
2) The application contains insufficient information to enable an accurate assessment to be made to demonstrate that driver/driver intervisibility splays can be accommodated in a manner that would not create an access where visibility is restricted to a level below that required to permit safe and convenient means of access, resulting in increased danger and inconvenience to users of the highway and the premises and as such would be contrary to Section 9 of the NPPF and the Central Bedfordshire Design Guide (2014).
