Conditions or Reasons:
The proposed first floor extension would by virtue of the absence of an adequate gap to the boundary, result in a cramped appearance, which would be out of keeping with and harmful to the streetscene and character of the surrounding area. As such, the proposal would be contrary to the Central Bedforshire Design Guide, Policies BE8 and H8 of the South Bedfordshire Local Plan Review Policies and Section 12 of the NPPF.
