Conditions or Reasons for Planning Application - CB/20/04072/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Before Development Commences, all tree protection / garden area barriers shall be erected and positioned in strict accordance with Appendix 3 "Tree Constraints and Protection Plan" and Section 6.0 "Recommendations /Tree Protection Strategy" of the "Tree Survey Report - Pre Development", dated February 2021, as prepared by RGS Arboricultural Consultant as agreed. The tree protection / garden area barriers shall then remain securely in position throughout the entire course of development works.

REASON
To protect the surrounding trees from compaction damage that may be incurred through construction work activities, by establishing the necessary construction exclusion zone secured by physical barriers, so as to ensure the health, anchorage and amenity value of the retained trees.
3) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those outlined on plan number 20/230.1A

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, number 20/230.1A

Reason: To identify the approved plan/s and to avoid doubt.
