Conditions or Reasons:
1) The proposed development would result in a significant and unacceptable reduction to the outdoor amenity space available for the property, which would be detrimental to future occupiers, and would also result in an overdevelopment of the plot which would be out of keeping with and detrimental to the character of the surrounding area. As such the proposal is contrary to the Central Bedfordshire Design Guide (Part 5), Policies BE8 and H8 of the South Beds Local Plan and Section 12 of the NPPF.
