Conditions or Reasons for Planning Application - CB/20/04180/FULL
Conditions or Reasons:
1) The two storey side extension by reason of its excessive size and siting would result in a unacceptable loss of light and amenity to the occupiers of 96 Cemetery Road.
As such, the proposal is contrary to Section 12 of the NPPF, Polices BE8 and H8 of the South Bedfordshire Local Plan Review 2004, and the Central Bedfordshire Design Guide 2014 .
2) The proposed side extension by reason of its design and excessive width would not be subordinate to the existing dwelling and would unbalance the property and the symmetry of No. 98 and 100 and be harmful to the character of the streetscene. As such, the proposal is contrary to Section 12 of the NPPF, Polices BE8 and H8 of the South Bedfordshire Local Plan Review 2004, and the Central Bedfordshire Design Guide 2014 .
