Conditions or Reasons:
1) 1. The dormer, by reason of its size and design is out of keeping with the character of the existing frontage and is detrimental to the character and appearance of the listed building and surrounding Conservation Area. The development is therefore contrary to Policy 13 of the Bedfordshire Structure Plan 2011, Policies BE2, BE5 and BE6 of the South Bedfordshire Local Plan, and Policies BE2, BE4 and BE5 of the South Bedfordshire Local Plan First Review Deposit (and Proposed Pre-Inquiry Changes).
