Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials as detailed in drawing PG01B.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with appropriate materials in the interests of the visual amenities of the locality including the Baton le Clay Conservation Area. (Section 12 and 16, NPPF) |

Prior to the commencement of development, the tree protection fencing shall be installed and positioned in accordance with the details and specifications set out in the "Part Site Plan and Details" (Drawing No. 19-974-PG-02 Rev A), dated 18/11/20. The installed tree protection fencing shall then remain securely in position throughout the entire course of development works.
Reason: To protect trees T1 and T2, as identified in the Tree Survey report, from being damaged by construction work activity, by the establishment of a protective Construction Exclusion Zone in the form of barriers, placed around their designated Root Protection Areas, so as to maintain their health and anchorage.(NPPF12 and 16). |

Prior to the completion of development, a landscape planting plan and maintenance schedule shall be submitted to the Local Planning Authority for approval, specifying the planting position, planting specification and planting size of the Silver Birch tree that was proposed as a replacement under the notification for removal of the Red Maple, made under tree works reference number CB/TCA/20/00545, based on the need to facilitate this additional parking provision. The approved landscape planting plan and maintenance schedule shall then be implemented in the planting season (November to March) following completion of development, and the planted tree shall then be maintained for a period of 5 years until satisfactorily established.
Reason: To secure the replacement for the Red Maple tree (identified as T3 in the Tree Survey report) that was allowed to be removed to facilitate this application, and to successfully establish the new tree in order to enhance the amenity treescape, and its long-term contribution to the Barton-le-Clay Conservation Area. (NPPF12 and 16). |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 19-974-PG-02 Rev A, PG01 B.
Reason: To identify the approved plan/s and to avoid doubt. |
