Conditions or Reasons for Planning Application - CB/20/04286/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 20129-A01, 20129-A02, 20523/01, 20523/02 20523-02

Reason: To identify the approved plan/s and to avoid doubt.
4) No development shall commence until a written Method Statement has been submitted to and approved in writing by the Local Planning Authority. The method statement shall set out the procedures needed to protect the shrubbery located along the frontage of the property from all development activity, including access and material storage. In addition it shall include the provision of protective barrier fencing, sufficient to dissuade encroachment and provide an effective and robust construction exclusion zone. The approved Method Statement shall then be implemented at both the commencement of construction, and then throughout the duration of building works.

REASON
Pre-commencement condition to protect the adjacent shrubbery, located along the frontage of the property, from damage caused by construction operations, contractor access and material storage, so as to maintain landscaping that can be used for future screening of the garage when viewed from the streetscene.
