Conditions or Reasons for Planning Application - CB/20/04372/FULL
Conditions or Reasons:
1) The proposed development by virtue of its siting, excessive scale, mass, bulk and design would constitute inappropriate development within the Green Belt that would be harmful by reason of inappropriateness and loss of openness to the Green Belt. No very special circumstances have been established and therefore the proposal is contrary to Section 13 of the NPPF, the South Bedfordshire Local Plan Review (2004) and the Central Bedfordshire Design Guide (2014).
2) Due to the inappropriate mass, bulk and siting of the proposal, it is considered to cause harmful overdominance to a Listed Building and would result in an inappropriate and disproportionate addition within the Eggington Conservation Area which would result in harm. The proposal would be contrary to Section 12 and 16 of the NPPF as well as Policy BE8 of the South Bedfordshire Local Plan Review (2004) and the Central Bedfordshire Design Guide (2014).
