Conditions or Reasons for Planning Application - CB/20/04471/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 3524.20.3, 3524.20.4, 2524.20.1, 3524.20.2, CBC-001

Reason: To identify the approved plan/s and to avoid doubt.
4) The patio area shall not be brought into use until the 1.8m high close boarded timber fence privacy screen as shown on plan number 3524.20.4 Rev A has been erected on the southern boundary between No.26 Marina Drive and 28 Marina Drive from the extension hereby approved to the end of the patio. The 1.8m shall be measured from the finished patio level. The timber fence privacy screen shall be retained in perpetuity unless otherwise agreed in writing by the Local Planning Authority.

Reason: To safeguard the appearance of the completed development, the visual amenities of the locality and the residential amenities of neighbouring properties.
